These Terms & Conditions apply to plumbing and property services provided by Manchester Plumbing & Property Services.
By accepting a quotation, booking our services or instructing us to carry out work, you agree to these Terms & Conditions.
1. About us

2. Quotations and estimates
Where possible, we will provide a quotation or estimate before work begins.
A quotation will normally describe the work included and the agreed price.
A quotation may need to be revised where:
• Additional work is requested by the customer
• Previously concealed or inaccessible problems are discovered
• The condition of existing plumbing or building materials is materially different from what could reasonably have been assessed before work began
• Additional parts or materials are required
• The scope of the work changes
Where additional work is required, we will explain the reason and, where reasonably practicable, provide the customer with the additional cost before proceeding.
3. Acceptance of quotations
A quotation may be accepted verbally, in writing, by email, by message or by another agreed method.
Once a quotation has been accepted, the agreed work and price will form the basis of the contract, subject to these Terms & Conditions and applicable consumer law.
4. Appointments
We will make reasonable efforts to attend at the agreed date and time.
Appointment times may occasionally change because of emergencies, delays, traffic, availability of parts or circumstances outside our reasonable control.
Where reasonably practicable, we will inform you of significant delays or changes.
5. Access to the property
The customer is responsible for providing reasonable access to the property at the agreed time.
If access is not available, this may result in an additional attendance or call-out charge where applicable.
6. Emergency work
For emergency plumbing work, our priority is to make the situation safe and prevent further damage where reasonably possible.
Emergency attendance may involve temporary measures before permanent repairs can be carried out.
Where further work is required, we will explain the recommended solution and any additional costs.
7. Existing plumbing and property
We are not responsible for defects, deterioration or failures in existing plumbing, fixtures, appliances, building materials or installations that were not caused by our work.
Where existing components are unsafe, defective, inaccessible or unsuitable for reuse, we may recommend replacement or additional work.
We will explain this to the customer where reasonably practicable.
8. Additional work
If additional work becomes necessary, we will seek the customer’s agreement before carrying it out wherever reasonably practicable.
In an emergency, where immediate action is reasonably necessary to prevent significant damage or make the property safe, we may carry out necessary temporary works and discuss the remaining work and costs with the customer as soon as reasonably possible.
9. Materials and parts
Unless otherwise agreed, materials and parts required for the work will be supplied by Manchester Plumbing & Property Services and included in the agreed price or charged separately as stated in the quotation.
Where a specific product or fixture is requested by the customer, the customer is responsible for ensuring that the chosen product is suitable for the intended installation unless we have specifically agreed to advise on and supply the product.
10. Customer-supplied materials
We may agree to install customer-supplied products or materials.
Where we agree to do so, we cannot be responsible for defects in the product itself or for delays, additional work or damage caused by a product that is defective, incomplete, unsuitable or incompatible.
If we reasonably consider a customer-supplied product unsuitable or unsafe to install, we may refuse to install it.
11. Making good and decoration
Unless specifically included in the quotation, our work does not include extensive plastering, tiling, decorating, joinery or other building work.
Where access to concealed plumbing is necessary, some disturbance to walls, floors, ceilings, units or other finishes may be unavoidable.
We will take reasonable care when carrying out the work but cannot guarantee that existing finishes will remain completely undisturbed.
Any making-good included in the quotation will be limited to the work specifically described.
12. Payment
Unless otherwise agreed, payment is due upon completion of the work.
Payment can be made by:
• Cash
• Bank transfer
Payment details will be provided where required.
Where a deposit or staged payment is required, this will be agreed with the customer and stated in the quotation before work begins.
If payment is not made when due, we reserve the right to take reasonable steps to recover the outstanding amount, subject to applicable law.
Nothing in these Terms & Conditions affects the customer’s statutory rights or our obligation to provide services with reasonable care and skill.

13. Deposits
Where a deposit is required, the amount and purpose of the deposit will be stated before the customer accepts the quotation.
Deposits will be handled in accordance with applicable consumer law.
14. Cancellation and rescheduling
If you need to cancel or rearrange an appointment, please provide as much notice as reasonably possible.
Where work has been specially ordered, materials have been purchased or a specific appointment has been reserved, reasonable costs may apply where permitted by law and agreed terms.
Nothing in these Terms & Conditions affects any statutory cancellation rights that may apply to consumers.
15. Consumer cancellation rights
Where the contract is entered into at a distance or away from our business premises, consumers may have statutory cancellation rights.
However, where a customer asks us to begin work during a cancellation period, the customer may request that the service begins before that period expires.
Where applicable, we will provide the required information and obtain the customer’s agreement before commencing work.
Where the customer has expressly requested that a service is fully performed during the cancellation period, statutory rules may affect the right to cancel.
16. Workmanship
We will carry out services with reasonable care and skill as required by applicable law.
If you believe there is a problem with work we have carried out, please contact us as soon as reasonably possible and provide details of the issue.
Where appropriate, we will inspect the work and seek to resolve genuine defects attributable to our workmanship.
Nothing in these Terms & Conditions limits or removes your statutory consumer rights.
17. Guarantees and warranties
Where a specific workmanship guarantee or manufacturer’s warranty applies, the details will be provided to the customer where applicable.
Manufacturer warranties may be subject to the manufacturer’s own terms and conditions.
A warranty does not cover damage, misuse, unauthorised alteration, normal wear and tear, or problems caused by unrelated existing plumbing or property defects unless otherwise stated.
18. Customer responsibilities
The customer is responsible for:
• Providing safe and reasonable access to the property
• Informing us of known hazards or relevant property issues
• Providing accurate information about the plumbing problem
• Obtaining any permissions required for work they have requested, where those permissions are the customer’s responsibility
• Ensuring valuables and personal belongings are appropriately protected where reasonably necessary
19. Safety
We may decline or stop work where we reasonably believe that conditions at the property are unsafe or that carrying out the requested work would create an unacceptable risk.
Where possible, we will explain the reason and recommend an appropriate course of action.
20. Photographs
We may take photographs of completed work for our records.
We will not use photographs containing identifiable personal information or images of customers without an appropriate lawful basis or permission where required.
Where photographs are intended for marketing purposes, we will obtain appropriate permission where necessary.
21. Complaints
If you are unhappy with our service, please contact us as soon as possible.
We will review the complaint and aim to respond reasonably and promptly.
Where appropriate, we may arrange an inspection or propose remedial work.
22. Liability
Nothing in these Terms & Conditions excludes or limits liability where doing so would be unlawful.
Nothing limits your statutory rights as a consumer or our responsibility to provide services with reasonable care and skill.
We will not be responsible for loss or damage caused by circumstances outside our reasonable control or by defects in existing plumbing, building structures, fixtures, appliances or materials that were not caused by our work, subject to applicable law.
23. Events outside our reasonable control
We will not be responsible for delays caused by circumstances outside our reasonable control, including severe weather, road closures, unavailable materials, supplier delays, utility failures, emergencies or other circumstances that could not reasonably have been prevented.
We will make reasonable efforts to keep customers informed where such circumstances affect an appointment or project.
24. Website information
We aim to ensure that information on our website is accurate and up to date.
However, website content is provided for general information and does not constitute a quotation or guarantee that a particular service is suitable for a specific property.
A quotation or agreed scope of work will take precedence over general website descriptions where there is any difference.
25. Privacy
Personal information will be handled in accordance with our Privacy Policy.
Our Privacy Policy explains what information we collect, why we use it and how we protect it.
26. Governing law
These Terms & Conditions are governed by the laws of England and Wales.
Nothing in these Terms & Conditions prevents a consumer from relying on any mandatory rights or protections available to them under applicable law.
27. Changes to these Terms & Conditions
We may update these Terms & Conditions from time to time.
The version applicable to a particular job will generally be the version in force when the quotation or contract was accepted, unless otherwise agreed.
